This is perhaps the most overlooked piece of advice when marketing on social media. The content you create should be targeted to your local community, to help build trust and show that you are an expert in the area you want to sell or place buyers in. Take photos/videos of the area, include zip codes in descriptions of posts and hashtags related to the local area.
If you attend a community event, be sure to take photos/videos and actively show support to help build community trust.
2. Schedule Posts in Advance
No matter what you’re trying to accomplish, poor planning will always negatively affect your results and social media is no different. There are a multitude of tools, each promising to improve workflow and productivity, all for a reasonable price. While one tool may be as effective as the other, we recommend and use Hootsuite for all our client’s posts.
While you don’t necessarily have to have posts built three months in advance, you should at the very least know what kind of content you will be posting that far ahead, which will improve productivity when it comes time to post on social media.
3. Keep it Simple
All too often we have clients come to us because their social media engagement is poor and not getting the results they expected. More often than not, this is because of overly complex posts that try to do too much.
Your content should contain just enough information to get the point across. If you’re listing a property, include all images and videos you think will sell it to your audience, keep the copy short and to the point. Audiences today rarely read long pieces of copy and want to get to the key information as quickly as possible.
4. Ask Questions
One of the best ways to increase engagement on your posts is to give the audience something to engage with. When you ask a relatable question, people will be more inclined to engage and become a potential lead. This is even better if your question includes a call to action.
When people comment their answers or send a direct message, you should engage back and help create a discussion. Making your audience feel heard and special is a key piece of real estate marketing on social media.
5. Be Authentic
Don’t forget to be you! Audiences can spot when you’re not you, whether you’re using stock photos or just reposting the same content from other accounts. It’s absolutely crucial that your audiences see you as more than just a faceless buisness.
Post behind the scenes photos of property showings, give the audience a glimpse behind the curtain, share personal stories or advice and include the entire team on your social channels.
6. Stay up to Date
Finally, stay up to date with what’s new and changing on social media. As we mentioned, new platforms are released faster than you can learn them, so be sure to explore new options as the come available. Jumping in early on the next big thing could be what pushes your business higher than what you ever thought possible. TikTok is a great example of this.
